Financial and Fundraising Capacity
 


Charities Housing raises funds for housing development by applying to federal, state, and local financing sources, including state and federal low income housing tax credits, CDBG and HOME funds, loans and grants from local Redevelopment Agencies, and HUD loans and capital advances. We have also been able to secure favorable construction and permanent loans from conventional lenders as well as grants from foundations and individuals.



Asset & Property Management  
 


Charities Housing holds over $153 million in assets, with an annual operating budget of all assets exceeding $10 million. We currently manage over 800 units of affordable housing throughout Santa Clara County. We are also an approved property management agent by the U.S. Department of Housing and Urban Development (HUD) and are certified as a tax credit compliance agent by tax credit compliance agencies Novogradac and Quadel.

In October 2000, HUD’s Office of Multi-family Housing Programs selected one of Charities Housing’s properties as one of its high performing properties in the nation. Our success is largely attributable to the continuous training the staff receives in areas such as fair housing, compliance monitoring, tenant relations, stress management, and tenant-landlord legal issues to meet the daily needs of every resident.



 
Resident Services  
 


Charities Housing’s close ties with Catholic Charities allows us to integrate supportive services from Catholic Charities such as counseling, case management, and English as a second language to the residents as necessary and appropriate.

Supportive services are available to every resident of Charities Housing’s properties. These might include; assess residents’ needs and resources, plan actions, evaluate outcomes; and organize community building activities for residents in each apartment complex.

Residents could also qualify and enroll in the Individual Development Accounts (IDA) Program. Participants receive financial and budgeting education, and make monthly deposits into the IDA account for education, home purchase/repair, small business development, or retirement purposes. Moreover, participants receive a two dollar match for every dollar saved in the program, up to a maximum of $6,000.

Charities Housing also has agreements with service providers such as NextDoor, InnVision, EHC LifeBuilders SV, Independent Living Center, Housing Choices, Community Services Agency, Health Connections, and Community Options, to provide services to residents with special needs, including AIDS/HIV, developmental disability, domestic violence, etc.



 
  Development Consultant Services  
 


Charities Housing’s
